The following trends report includes data for the last 14 months. The summary report is for January 2016, the most current month for when data is available.
January was a “neutral market” for Somis homes under $1 million. There were three available homes last month in this price range; one home went into escrow.
It was a “buyer’s market” for homes priced between $1 million – $2 million. The average price per sq ft was $331.
Homes above $2 Million are starting to sell; seven properties in this range were one market and two entered escrow in January. Still, the absorption rate is over 14 months for properties above $2 million.
